It sounds like your finances are tight as a young professional with a family, I'd advice work on increasing your W2 income, with more education or training.

Or, perhaps a good train line that feeds into major city areas like Shinjuku or Shibuya. 

In NYC area is it possible make sure you buy near the subway trains and make sure the tenants have enough money or income to pay the rent sometimes the tenant can bother you and stay rent free for 6 months to 1 year in your property until you get them evicted ,so you need to be careful while house hacking in NYC area the other advantage is you can split the basement into 2 parts with 2 entrances then you can collect more rent making it easier to pay  the mortgage

Remmber being a an agent is really a sales position, which is why many are leary of them --- why else would the association need to develop a Code of Ethics and market it so much (and provide so much training).As you do more deals and network/learn with/from other agents, hopefully you will become a better agent. 

I met some other MTR tenants near me...one from Germany doing a 3 month training for his company, and another who was just "testing" out living in LA as opposed to their hometown in San Diego.
