Most of my client-base own and operate within CA, though several have out of state filings / properties / and are operating businesses outside of real estate.As far as real estate laws, my expertise leans heavily towards income tax strategies, filings and assisting clients through highly complex transactions, not necessarily property tax law. 

After 4 months they give you the opportunity to open a secured credit cardAnother is called "Kikoff": These guys will report a $500 Limit Credit Line for less than 5 bucks a month.These modern services are a great place to start, they will never report late payments, won't get you into debt and build your credit score every bit as much as credit cards.After you 3 - 5 of these open for 90 days THEN apply for credit cards, you will get much better approvals, higher limits, lower rates, more rewards etc...Mortgage lenders will also be looking at how long those accounts have been open.

Then think Risk Reward.  

We didn't just change that, we flipped it on it's head because if you can do a remote CA tech job, man-alive your going to be rewarded if live in a say a rural SD town.

Flipping is a high risk high reward endeavor, especially with people just starting out. 

You can try buying ten SFRs or buy a 50-plex - the work is almost the same - but the rewards are much bigger.

His time spent on each project is super minimal but I need his ability to pull permits and construction expertise to spot check subcontractor work while I am studying to take the Residential Builder Exam myself to get my own license.

So I had a lot of respect for people who take the time to create courses to share their knowledge and expertise with others!
