I would agree and recommend to FHA into a duplex, rent out one side to substantially lower living costs, generate equity, and build cash flow.I’d recommend listening to Biggerpockets podcasts, there’s also a great selection of books available that help break down each aspect of Real Estate investing.Then honestly, just look and study the area that you are interested in starting out in to get a feel for everything and think about each property you see. 

@Colin Murphy-- I read your post and I think you summed it up well, and my experience has been very similar, except for the title search aspect.

Some are self-managed, meaning they handle all aspects of operations internally.

From every aspect I think it's the best city in Hampton Roads.

It's easy for me to undermine the qualitative aspects of a deal (jobs, schools, entertainment) when the cash flow looks amazing on paper.

Other than that, their nuts-and-bolts aspects of their management services were pretty good, and may be what your looking for.  

The Book on Rental Property Investing" by Brandon Turner: This comprehensive guide covers various aspects of rental property investing, including house hacking.

The list pulling aspect wasn't as appealing as I was comfortable with my current methods of pulling lists.
