Recently, with inflation skyrocketing and mortgage rates bringing correction to the over-valued GTA market, I started to look elsewhere.It occurred to me that smaller cities that aren't subject to such hard land speculation and coupled with every-growing demand (e.g GTA, GVA), hold their values pretty stable throughout RE cycles - or at least don't get hit with such violent volatility.

You can just put 20% down if you want, that's the simplest way to do it, but value add and refi's will help you scale whether you pay cash or do a conventional loan with 20% down, I'd try to keep recycling those funds until you are 100% FIRE.

At that point I will likely pay off all the mortgages and go free and clear.All along the way I also adjust my leverage with the RE cycles ... after a crash properties may become over sold and under valued ... when I see this and think there is more upside, I will leverage up to buy more.

Seldom is it ever accurate.SD is just at the top of the typical RE cycle every coastal primary market goes through.SD isn't cheap and for good reason.
