Don't be afraid to drive up to some random warehouse that says HVAC supply on it.  

I know this list is pretty random but after doing research the economies there look promising however have only done a little searching on the rental rate to purchase price ratio.

The tenants asked to do some painting and some other random stuff; which had an addendum drawn up at the time of lease for these items to be agreed upon by the tenants and owner. 

As of now, student rentals are limited to South Plymouth, Barton Street, Winbourne, Devon Road, Weldon Road, and in random spots South of Brooks Ave-closer to the University. 

My partner and I had the downpayment and good enough credit to have qualified for a conventional loan if the deal would have gone through.Also I randomly found it on the MLS.What is your opinions on my way of handling offer and my numbers?  

There are usually many times when there are no new listings in my area, so random checking throughout the year tends to give me better overall data than just waiting until it's coming vacant.  

Not sure, there are a million variables at play that could impact the advice I would give you.What I can guarantee is that announcing this on a public forum will lead to random people asking if you would be willing to loan it!
