The area seems to be appreciating by $50k each year looking at previous sale’s and comparing to Redfin/Zillow current values. 

First off, if you have passive activity losses carryovers (unused losses from previous years) those losses wil be recognized to the extent of your passive income (gain) from the sale.

Most if not all of my income appears on my Schedule E as rental income from a college rental portfolio that I self manage.

Our counsel previously advised we are legally entitled to a greater amount including all lost rent until the home was re-signed, cost of lock-out, cost to clean up house, physical damage, ect.For context, this is a solid house in a decent neighborhood and we never had prior issues with the tenant.

Adding rooms does create the potential for more conflict but carefully thought-out floorplans, designate wet and dry storage spaces, and provide supplies.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

On top of this the seller is prepaying all my expenses through May to help me out so I can stack up some cash while I graduate college.
