I have one title company that doesnt charge me a cent for preliminary title searches, they just bill me on the back end if I get title issued.Title companies have foreclosure lists and can get you any lien data you need, so certainly get to know your friends at your favorite title company!

At the very least, be sure to run some preliminary title, talk to some local realtors or investors for another evaluation of the neighborhood, and get pictures or inspections completed first.

The preliminary answer from the bank is that the dscr ratio is below 1 and the loan may not be approved.
