If you find an agent who is an investor and has been in that space for a few years they are well connected and know all of the other resources you may need along the way. 

I believe just as with almost everything under the sun, a wide range of people exist in the syndication space.

As you are full aware I've made millions working the Section 8 space in the Midwest Ghetto's, but that's high risk.

They had to have an architect walk the property and the list came back with some codes that look very costly like sprinkler systems and 2 hour fire ratings in all shafts and vertical spaces.

The downsides with this property is that there are no unfinished spaces to add square footage -- which is what I'm primarily searching for at this time -- and the region does not appreciate as well as other areas near me.

My buybox is centered around properties with unfinished spaces that I can put some sweat equity into (I like DIY).

In San Diego, in the STR space, you can find rent ready units at retail that can work with the right location and management..

But when someone fails in the space, then rebrands as an authority to sell a strategy that doesn’t work in today’s market — that’s not education, that’s opportunism.I’ll keep showing up on BiggerPockets, LinkedIn, and wherever people actually want to learn.
