It will probably need a package plant or something similar to that for the septic and will not be cheap!

Relying on other people's model might be good in the short-term but you will suffer as your underwriting knowledge will never fully develop.

Hi Dan, I am located in SF and have recently come out of selling a single family investment home in Marin that suffered to meet our numbers for almost a year.

Unfortunately, the taxes are so delinquent (10 years) that almost all of the payment would go to any payment plant They also cannot afford insurance, so the net would be a very small amount.Are there any creative strategies out there to workout a small SFR like this?
