Hi BP Community, I am currently in the process of setting up SDIRA with Check book control to do my flips.

Unfortunately, factors beyond our control often dictate these decisions.

I know platforms like Lead Sherpa and Launch Control are supposedly "TCPA compliant".

One item I can add from being a guest at a STR...keep up on your pest control (this includes mice/rat control). 

I think the benefit of a mini split system over a central are the energy efficiency the offer, the individual control over zone cooling/heating, simpler maintenance, quite operation.In the end it comes down to what makes sense in your situation, but I will say that there is a lot of fear mongering among a lot of HVAC companies to push people to either central systems or if they do mini splits, then into the higher priced systems. 

The trust will have its own EIN, and as a trustee, you control it.

Stay 100% in control of your property and only use professional mngt who screens tenants and uses licensed vendors.

If you are not on top of quality control of cleaners and maintenance, you will get bad reviews and lose bookings and revenue.If you are comfortable with those parameters, you will be fine. 

That's why people use them.....no loan, no foreclosure, control of the property and the equity.
