Regarding vehicles, passenger cars that your company puts into service in 2021 have limited deductibility, but SUVs, pickups, and vans don’t.

My wife will be going to Commercial flight school with goals to be an internationals cargo pilot but at the least an international passenger pilot and once working her entire salary will be poured into investing along with about 30% of my own income which is what I am using now build up a down payment while also paying down credit card debt and trying to sell truck.

However, the exemption doesn’t apply if your building is a i) Professional office of a health care provide ii) Public transit station iii) Airport passenger terminal iv)Shopping center or mall ...

At least with private lending this is the easiest way to bring your new partner on board.

So, I'm generally on board with what @Lara White wrote. 

We have heard it a billion times, "I'm super excited to invest/ reach FIRE/ make a career change, but my partner isn't on board."

All of the rents are WAY below market and if they aren't on board for paying market rent and having reasonable deposits, etc. then I'm not sorry to see them go. 

It'll cost you whatever the application fee is, but it'll serve as a great lesson for yourself as a landlord because you'll see how a professional company handles tenant onboarding.

My friends and family are already on board to invest even though I don't usually mix biz and personal.
