Stop trying to do everything yourself. 

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

I've been finding a good amount of Tampa, cooperation owned, Properties who have stopped a project for xyz reason and just listed it as it sits.

This was because when mortgage rates hit 18% in 1981 all real estate transactions, except for cash sales, would have stopped without the assumability of 6 -7% mortgages written 10 years earlier.  

I have done well over a few thousand of these in the past but I stopped doing them about 8 years ago.  

I do recommend you stop accepting made-up excuses like family emergencies, car repairs, or whatever.

However, how will I know a good lawyer will not stop there?

So, what is stopping you from believing you won't lose?

That doesn't turn around overnight, it takes years to rebuild.Given the less competition and the lower appetite for risk the remaining carriers have, I think we're going to continue to see some big premium increases for the next few years, especially for those people with claims on their records.
