If the note was only seasoned 6 months with a small down payment, that is a much greater risk and would be reflected in the pricing.

Many investors start with personal ownership and transfer the property to an LLC later, but it depends on your long-term goals and risk tolerance.

So many folks are out here touting making millions with $0 down and you proved that even with all the due diligence and good investing sense, you have to be prepared and take risks that are proportioned to what you can withstand.

So could you get a similar return in the US where the risks are lower?

Great points from @Doug Smith and some I will be leveraging in my own work.We do some "pitching" of startups to landlords and while not a 1:1 comparison we generally also leverage the credibility of the team or consultants that the startup is using to mitigate their risk. 

That is gutsy Kai and I admire your willingness to take risks to get started.

If your comfortable with that risk than I wouldn’t worry about it.
