I have started looking for another insurance quote, hard to find one that covers multi family.

If it's just a two-family, or really with any amount of units, I would send the same notice to all parties so it's clear that it is addressed to everyone (even though it's because of one tenant).

But, when you combine all the potential lost income and damages, I will definitely be the losing party since there's a cap on small claims.
