I have junk properties around the med center that stay full easily

NYC Tenant, a med student, was horrible with money and his credit wasn't great.  

If you want to live in the med center and still invest in real estate, it would make sense to rent close to where you want to live and then invest in cheaper properties that cash flow outside of the inner loop.

Typically Med coverage on a LL policy may cover these costs.

Gig Harbor is really nice with excellent schools but misses the growing small/med biz need. 

The list looks like you're in 1st year med and trying to decide between obstetrics, pulmonary and kinesiology or maybe doing all three simultaneously.
