Questions about the property will simply be answered in 3rd person and as part of me estate planning process, I will gradually start putting the properties in a revocable trust with my wife and I as beneficiary so that it is a little less public who owns them.At the end of the day, I own nice properties....

I have also considered a Limited Partnership with a property management LLC as the General partner and my mom and I as limited partners.  

If you know what Jay,  and J Martin, and I as well as other seasoned types do, when by all means, deal with the listing agent.Understand, if things go south and someone screwed up or pulled something, and you are not represented you have no one to hold accountable.

I as well myself looking for a live in duplex/triplex or even quad plex.

They CANNOT provide me fee for that referral because I (as an unlicensed person) cannot offer to list someone's property.If instead, every month, I sold my "agent leads" for $100 each flat rate to my agent friend, regardless of whether she gets the listings or not, that's OK - she can pay me for the leads, but not for the REFERRAL.P.S.

Just a curious question for my fellow investors in Iowa, specifically the Cedar Rapids area... 

In Iowa I would expect to spend about $700 total including install for a 50 gallon.
