If you want to be a passive investor, you need capital, information and a network, but you don't need specific advantage in real estate.  

Luckily, Memphis has a strong network of real estate professionals who are used to working with out-of-state investors, so you'd have plenty of support.In terms of risk, I think buying in Memphis is a good way to manage that.

I have had a lot of success purchasing 5 bedrooms houses next to larger universities and have been able to easily find tenants.
