Hi Ricky,Being in operation for 10 years with mid seven figures of assets and NNN leases,it would be wise to speak with your tax advisor regarding if the tax set up should be an LLC, an S-Corp  or a C-Corp.It would also be wise to speak with an asset protection attorney to find out if this is something that might be beneficial to you in that area.

Consider population trends, job growth, and economic stability in these areas.2.

Personally, I bought a 3 bed single family home soon after starting my job and had two friends from college rent which covered my mortgage plus a little extra.

In our area, it is rare to find a gas station where the real estate is owned by the operator.

You get an operation running well and then you can be benevolent.  

I've painted more walls, ceilings and trim work than I could ever count in my lifetime and *I* suck compared to professional painters, and most of my paint jobs could pass for lower-end professional jobs. 

As an employee of a MF Development Company, your boss will expect you to dedicate full-time hours to your job.

Many local businesses that operate in the downtown area by the state park (including some famous attractions) close for the winter or reduce hours.

But the "art" really only comes with time in market and a deep understanding of both the market and the operations of assets.

I do not think enough coverage is going to the people who are fighting this fight -that job is tough and a big uphill battle to fight these fires.
