I'm an IT guy and programmer, once needed some guy to patch a hole in the ceiling from a bathtub leak, a handyman/contractor told me his minimum job is $300/day, so just a hole in the ceiling is not worth it for him.

Or should I just search the internet and do it that way.

If you are dealing with partners, I would highly suggest creating an LLC entity AND have it include a an operating agreement that covers who does what and how you will eventually dissolve the company/dispose of the property.Disclaimer: I am not an attorney nor do I play one on the internet.

But if it is large banks with local presence that is OK.These internet preapprove letters do not get the attention from local listing agents.
