However, a 1031 exchange can be a useful strategy for your property even when a cost segregation study is not a viable option.Cost segregation can be an incredibly beneficial tax strategy, however it may not be the best strategy for everyone.

We have three others we are working on at the moment, in Alpharetta Ga, N Charleston SC, and Williston ND.

The Panama City market has been sliding forever thus why I never recommend buying much in the city except if you want to move here (still...renting makes more sense at the moment)Investing in the city really only comes down to doing a STR business based either on leverage or co-hosting models as rents are extremely low and there is SO MANY apartments and houses that are empty, doing nothing for 2 or more years.

I could definitely use a good hard money lender to lock in a couple deals at the moment
