Hello,My name is LeoOne of my investor friend has an issue with his rental property (2 story townhome with HOA)What was happened to him and the unit is1) the drain pipe on 2nd floor bathroom was broken2) water leaked in the 1st floor ceiling and walls3) in contractors opinion, this problem was caused by just normal wear and tear (already 40 year building)4) Those pipes are not shared wish other units (service the unit only) and HOA won't do anything or take care of it. 5) it will take 1-2 months for everything to be fixed up6) Tenant will need to evacuate to a hotel or shelter I have two questions,#1 In this case, whose insurance should cover the fee of tenant's hotel while the damages are fixed up?

Other than that, we replaced roof and front deck, put in a new kitchen , new floors, paint and bathroom... came out marvelous. 3 offers the first day on the market and we sold over asking price.

The top issues include: - P trap improperly plumbed in bathroom- Moisture stain in one of the bedrooms- Double taps in electrical panel - False ground, or "bootleg ground" - Outlet GFCI not functioning - No air filter and nowhere to place one on HVACI'm actively looking to see if any contractors can go over there with my real estate agent or look at the inspection report and see what's going on.

While you can potentially rent-by-room, this is a really tough configuration to do that with as 3 unrelated people seldom want to share a bathroom and if they do, they expect a pretty steep discount for it.When you mentioned rental arbitrage do you mean that you're open to someone renting it from you for the purpose of using it for arbitrage?

Just today I get notified by property mgmt there was a leak in the upstairs unit bathroom that leaked into the downstairs so that is the next problem in a long long line of problems.So I have an interest only HELOC that is 50% used, and can’t refi anywhere in the near future and I am at negative cashflow.
