Hydro power generates more energy than is input into the power plant because the sun moves the water from the oceans uphill by way of rain.Petroleum produces more energy than is consumed in extracting, refining an transporting it because biological organisms captured the suns energy in the form of converting simple molecules into more complex ones.There are fundamentally only two sources of energy available to us with out current knowledge of physics - solar and radioactive decay.

[Note: hydro rate is $0.105/kW].As long as you prep your purchaser/tenants that they may incur a usage spike if relying on baseboards during a prolonged cold-snap, there should be little noise.

@Brian Burke we were on some island off of Phuket last week can't pronounce it thats a nice part of the world.. when I get over this 7 days of jet lag that will be great 14 hour flights Ugh.

Its so simple that most just can't spit it out.. but if you do you will be a top producer and not waste any of your time.I am comfortable that I don't make deals as a principal for any of the reasons you mentioned. plenty of shoulda woulda coulda stories.. with the best one being I should never have sold anything I owend in the SF BAy Area and should have bought every thing I could have back in the late 70s and through the 80s and 90s... would be stupid rich and flying that jet I always wanted instead of a prop plane. :)

If the drainfield can be jetted that would solve that problem for a while.Also pumping out the tank every 2 to 3 years would be a good practice.
