It is some mildew directly above the shower in a bath that doesn't have a vent fan(yet) in hot humid FL, my mold inspector looked at a picture and said it was fine but had to come test anyway to certify the home mold free for the lender.So do the straightening up and any minor cleaning to A) paint the property in a positive light and to B) minimize expenses like this from occurring if you can help it.

Personally, I don't want tenants that don't keep the utilities on (cleanliness, frozen pipes, excessive humidity, etc.), so I don't mind wrapping these costs into the payment...

In my case it is something like over 1,000 square feet and not to mention there are two bathrooms down there.There are some cons to having a finished basement and one of them is the humidity.

@Jonathan Klemm so I've done a lot of my research and with the winter heat humidity and all the exposure to the elements anything with adhesive might peel off maybe the one you recommend will hold up to these issues. don't want that I have a picture will probably cost about 600 bucks for all three flights of stairs.

Given that most FL homes are slab homes, and has an extremely high humidity, eng'd is the best route to take.
