Since your lot is already zoned RS3, you can (by right) build a new SFH or 2-flat.

Or, should I focus on just holding these forever type deal and build a cashflow monster? 

A developer had already worked out deals with the owners of the other 5 buildings and finally got the 6th and final building under contract.
