Overall, the property seems heavily overpriced.

Long ago we almost purchased a unit less than 100' from the beach but I witnessed significant drug dealing out of a small apartment complex that was across the street. so we purchased in Chula Vista instead.You probably know this, but IB is heavily impacted from sewer spills mostly coming down the Tijuana River (that in Tijuana they call it the San Diego river).  

I am in several note-lending opportunities currently.Advantages = Scalability, economy of scale discounts, lower property management rates, easier to maintain than small multi-family, the more units, the safer and more efficient the project (in our opinion) We usually deal with 100 units + on each project, rarely exceeding 350 units.Disadvantages = deal flow (hard to find properties in the domestic US with solid cap rates) We're shifting focus more heavily to Puerto Rico and the opportunities it currently presents.

There seems to be a post every week regarding the next financial crisis.Instead of worry when or how it’s going to come...Who was investing through the 2008 crisis and buying heavily?  

Of course I'd definitely recommend thoroughly vetting your PM company as you'd be relying on them heavily. 

While the area is still fairly heavily dependent on the auto industry (Chrysler, Delphi & GM are three major employers), there has been a lot of growth and development in the downtown area.

We are heavily invested in tax advantaged retirement accounts as well as taxable. 

At the same time, I also don't want to insult other realtors in the area by asking them to jump in for a heavily reduced commission that was commensurate with the level of work left in my search.

I have relied heavily on conventional lending, but am ready to venture away from that now.
