For the state as a whole, property taxes are very low (3rd cheapest state according to rocket mortgage), but home insurance is high, likely because of the fire & hail risk.Colorado leans towards being tenant friendly, but certainly nowhere near as bad as Oregon, Washington, NY, Cali etc.I don't know any groups or meetups on that side of the state, but I'm in the following Facebook groups: "CAREI Colorado Association of Real Estate Investors""Colorado Real Estate Investors Association (REIA)", and "Colorado Real Estate Investor Network"

If the property values in your market soften, if the tenant moves in and destroys it, fire, earthquakes, floods, hail, hurricane, another lock down requires you to keep a non-paying tenant - honestly anything - and my position in the property is at jeopardy.

better yet, wait til there's hail damage and you will pay your deductible to get a new roof, that's what I did.

When I talked to my insurance company - I told them roofers came out and said there was hail damage - they said they would only cover actual cash value.

We have a real shortage of rental properties in the Boise area so I always get a few Hail Mary applications- those who know they don’t meet my criteria, which is beyond strict, and apply anyway.

For SFR I strongly suggest going RCV, the ACV is just never worth the tiny discount given history of hail in MN.
