If you know you will stay where you are, I would look to save and buy a two-family and house hack it, depending on if you have kids or not.

There is opportunity to add 1-2 rooms to one of the units without hacking up anything already there.

That is an exceptionally rare position for one to hold when seeking to "hack" pressing leverage limiters.
