But I can tell you I had a complete replumb of a 3/2, 2,000 sq ft house that included all new copper and all new drain lines and that only came in at 6,500 for labor and material.So either you have the best plumber on the planet or something is off with that bid.50k???

And apologies if my last post seemed harsh, I just wanted to try to keep you from avoiding the traps I see other noobs make in only hearing what they want to hear and thinking that the grass is somehow greener on the other side of the fence because they live in an expensive market ... it is plenty green here, it is just a different shade of green.

In 2006 we were noticing a slight slowdown, then every loan officer in the planet started pushing the Negative Amortization loan where they were quoting 1% as the true rate, when in actuality when the client paid the 1% they were really paying 7% or even 9%.

I'd only add one thing (unless I missed it).Owner or Seller Financing: This is the best financing on the planet... and you greatly increase your chances of getting it if the property has not been sold in 10, 20, 30, 40 or more years.
