Demand is increasing as India/China economy is growing, while number of Teak trees are diminishing.- Even if all of you reading this planted a 1,000 acres; that would not but a dent in the demand, and decreasing availability.- If the world goes into a recession or depression. 

In terms of feedback from our team, we’re leaning towards buttoning down the hatches, keeping rent increases low, and focusing on maximizing occupancy in our New England markets.

Building a sport court will run like $30 grand, but would increase your rental value. a 6bedroom 4 bath house with a sport court, hot tub, fire pit, mini golf, arcade etc. will most likely crush it because it's cool.

By the way my last local purchase was dec 2021 which was before rates started increasing (just a few months before, i had good timing - when the fed states they are going to be raising rates, it is a good idea to believe rates may go up).  

I'm considering increasing that last one as property values go up.

On the other hand, investing in some repairs (if financially feasible) might significantly increase the property's market value.Remember, each property is unique, and what works for one might not work for another.
