Being able to introspect about yourself and use other people's advice from their life experiences is super tricky.I heard Brandon Turner repeatedly say not to build multiple bridges at once, and that is EXACTLY what I did (tried to wholesale, broker, contractor, flip, etc.) and had to learn for myself. 

I suspect that 5% or so that do wholesaling full time make at least 50k with the 1% ers making multiple hundreds of thousands and I am sure there are 7 figure wholesalers as well.those that have massive marketing budgets  like 20 to 50k per month. 

I then completed a wholesale deal a year or two later and that’s the extent of my experience. 

You could also try to connect with wholesalers and buy a rehab property with the intent to refinance and rent out.

Ask discovery questions, genuinely care about the answers, and seek to find a solution that falls in line with what is important to the owner.Aim to first establish trust with the owner.
