So in order to estimate annual return do you subtract note purchase price, say 75k.. and then divide by years remaining 9.3 then take average annual gain and divide by original price of 75k?

So won't tend to find as many oppotunities that work to maximize equity gained like single family homes.For single family homes you'll want to stick to neighborhoods under about $225k ARV in order to have rent/price ratios that make sense on the backend for holding as a BRRRR.

No, as I mentioned I have LTR rentals but it's becoming difficult to keep buying these when I don't get any immediate tax benefits from them, I've bought two in the last 2 years and had to put out a bunch of money to get them ready, etc and not one cent of that is a writeoff for me until years in the future when I actually have passive profit, meanwhile I live in a high tax, high COL state.
