@Emily Ellis I'm not a lawyer, however several properties in my area I found thru 2 separate wholesalers, turns out they were marketing a property which was listed on the mls and they were "in contract" which was bs, ended up one of my agents brokers were the listing as g ed NY and pulled the the excepted offers from them.

You need to factor in rent increases pretty much all the deals I broker since even 2018 or so are well under 1% but after raising rents and doing cosmetic rehab you can get the cashflow high and make some equity.

If you don't want to "get sold" by a PM when you're really looking for vendors, then talk to brokers on the buy/sell side instead.
