Just make sure not to blur the lines when the tenant should work with the property management company especially if a friendship develops.

Make sure you spell out exactly who is going to do what, and put it in writing, that's what will save your friendship if any disagreements come up.

without money in the middle our friendship always picks up from where it left off...even if 10 years passes.But don't get me wrong, you can ask friends...maybe your GF or wife's friends ;D 

@John Tapley  you need to start building relationships and friendships in the market. what do you expect in a hot market for deals to fall on your lap?

You could completely crash and burn, both on the deal and with your friendship.

Would absolutely recommend an independent appraiser so that both of you feel comfortable with the deal, and the friendship does not get adversely affected. 

Then go do another one with your friendship intact.
