It used to work well back in residential propane sales days but, I never had much luck in RE.

The house does need some work and I feel like there is already some equity in it, so I'm also interested if options that allow me to pull some money out to do the appropriate upgrades  (the biggest being putting in a 3 room mini split heat pump to replace a 20 year old propane furnace that burns through propane and a 15 year old ac unit that needs replaced also).

Are they doing everything they can to expose properties to the widest possible market?

I would keep them but I have to totally rehab the garden unit they are in, jack hammering concrete and fixing exposed plumbing as well as gut a badly done bathroom. 

Today our realtor introduced some parameters of crafting a "competitive" offer to increase our likelihood of getting accepted which could expose us to more out of pocket cash than we'd like.
