There are probably many posts that contain similar information to this one, but I thought it would be of value to future and existing investors who are starting their journey.We recently completed rehabbing a duplex we bought for $93k and rehabbed for $75k (in retrospect, we could've negotiated a lower price 🤷‍♂️ - discussion for a different post), hitting an ARV of $190k when our target ARV was $170k.Two things that stood out for me that helped us secure a higher ARV that anyone can use in their next BRRRR were:1) Fix the property to be in the top 75th percentile -> To improve our success rate, we consulted with both our agent and our PMC on what kind of materials and finishes the best properties (highest ARV Comps and Rent Rates) had in the area.

The problems can manifest over time or can suddenly & disastrously make themselves known.You may be able to extend the life of the existing (repaired) roof with a service called Roof Maxx.

If the tenant accepts the cash for keys offer, make sure you provide the agreed-upon amount of money promptly and follow through on any other commitments you made.

PS the foundation issues are caused by Yazoo clay.. in the newer homes the builder dig out a few feet and then rock up before foundation.. the old homes are just  laying on the existing soil ..

So many groups that were started in the last 10 years, simply didn't even know the risks existed on their deals.

If you're talking about investing in New Construction versus existing houses, and not GC'ing new construction then your lenders won't care about your construction background. 

It's easiest if the builder and the lender have an existing relationship.

And if wholesalers commit a crime let AG's prosecute them, as they should.
