I'm not sure that proactively denigrating people who may disagree with you is the best approach for soliciting an informed opinion but I suppose it enhances the chances you will get replies you want to hear because they agree with you

Hello thank you for taking The time to read my post.I'm going to start college soon and I wanted advice on what courses and or degree should I get that would enhance my career as a real estate investor. 

And asking locals and real estate agents or other investors can also had flavor to the picture.

Ideally I would like enhance the house to make it livable during the winter since there is a ski mountain a few minutes away.

In spring it will enhance the beauty but it looks ugly right now.

I don't use leverage unless it will enhance my return.
