I would not emphasize this strategy, but add it when I had to because I picked up a great house in an area where only Section 8 renters were attracted and paying above market rent.Good luck,Rick

Until its 100%, there is no "clock ticking" on the notice...and that's what I would emphasize and tell the tenant...... 90% aint gonna cut it.... nothing is official notice until I get a 100%.

Also in the beginning I travelled more than I like from NYC to NC but now I have my system in cruise control..I'm not deterring you from going w a turn key provider, the way I did it was hard I learned a lot by trial and error and I guess with a good turn key provider I emphasize on "good" it would have helped with my growing pains but I dont regret it.

Keeping it simple until it no longer works resonated loudly with me @Lesley Resnick, especially since I just finished reading a book that emphasized on simplicity and much more (Seeking Wisdom by Peter Bevelin).I've shifted all rental income into a separate bank account and will start with Excel spreadsheets for now.
