Your only recourse on the PM would be if you could prove they did something grossly negligent, like leaving the doors open. 

The main benefits are doing ceilings and if you needed to paint a bunch of doors.

NOBODY is buying 167 doors with 50k.

There isn't any role in multi-family rentals below a couple hundred doors that requires two persons in charge.But when the starting stalls gate opens and the horses come out, there is only one jockey on the horse.

Maybe sell the mountain houses and keep the other two that way you are keeping your foot in the door with appreciation but getting rid of the hassle of the mountain houses. 

Not sure if you need to be licensed to use the service but its worth a peek.You might also consider paying someone else (relative, neighbor, etc.) who is trustworthy and can just open the door for the open houses. 

So if you are self managing your property and it’s under an LLC and you lock the doors and do not give them access - guess what - the tenant does not sue the LLC fairy - they sue the LLC and the person who committed the act.

A lot of folks see the major cities as the drivers of economic growth.

Get rid of the side with the tenant that needs the most work or seems like they would be a nuisance to you to have to live next to (30-60 day notice on their door when you close if they're month to month) - update it and get it ready to get market rent for when you plan to do another one a year to two years later.
