That is a WIN, WIN, WIN for the buyer, seller and agent.Now admittedly the stars have to align pretty well for this to come up (Doesn't take to much bigger of a discrepancy for the kickback to not be worth it for the agent to do the extra work) but there IS some added flexibility with less people at the till.However since it is unlikely it will work out like this keep the agent if you think they have done a good job and you need some guidance still.

I am not sure of the legal language to use but you need to inform them that their application was rejected due to unresolved discrepancies in the information provided by the applicants.I doubt they would challenge it further beyond that because they will know you found out about the eviction.

Certainly enough there for a lender to tell your purchasing power, and if after you provide the paperwork there is a discrepancy it would be super easy/quick to identify it.

I also would create a new contract and have them sign that so in the event there is a discrepancy in the future, you have something in writing.
