Depending on what state you're in, you may need a real estate broker's license to start and operate a management company.

Rents should be a modest $1500 per side, depending on the time of year I’m able to get it on market.

@Anade Davis Agency: either FNMA, FHLMC, FHA, or VA.Look for land contracts, where seller provides financing.

Wouldn't hurt to consult a tax pro just to make sure there isn't a more tax effective strategy but I don't think lending provides any tax shelter.
