I got a call earlier this week from a customer I installed a deck for back in 2002 .

The investors are people I’ve made relationships with over the years and I brought on partners to help raise capital as well.

It’s funny you make this post because literally just made one yesterday for the same thing.

When I used to have RE Broker in my title ( I still have the license just dont practice) I would get folks pinging me about Vegas about once a quarter or so and I would hand those leads to my Daughter  she made some pretty awesome connections from a few of those folks that bought multi million dollar homes..

For example, I recently made a loan to a house flipper, partnering with my self-directed 401(k) and Health Savings Account (HSA).

One mistake I made was thinking that they knew what I wanted.

I’m looking to house hack in Tucson, Arizona, and have made offers on a few duplexes with the goal of living in one unit and renting out the other.

Find a rich old guy who has made a crap load of money in real estate.  

I once ran across a hot tub where the customer mentioned it tingled when they were getting in it .

This can not be said about many 100k properties.Turnkey providers made sense IMO back in 2010-2015 when it was easy to find deals, but hard to get funding, so you'd sell the ones you could not get funding for.
