In addition, the shared laundry dryer is not coined and is free to use AKA I will be paying that cost as well.

On the other side of that coin though there are a couple of high rise complexes going in so I suspect that next year or the following year they will be flat if not a bit negative.

But, on the other side of the coin, a great property in the right place almost rents itself.

Tenants would rather have in-unit laundry than having coin op in the basement.
