When you raise the rents be sure to tell the tenants that the reason for the increased rent is the tax bill so maybe they will vote more often to cut out the city excess crap like the hotels for the homeless. 

However, after reading and informing myself I understood that I’d have a better ROI by getting an apartment that needs renovation and do rehab.The problem is that older building here are really crap old.

You accumulate all this crap and then you spend the rest of your life strateagerizing how to make sure you never lose any of it. 

It's not a total piece of crap, but it certainly has a lot of room to improve the value given the market that it is in.

You are young and inexperienced at dealing with this kind of crap, but you probably shouldn't have written a bad review when they missed just one day (if I read that right), that may have been a valid missed day for them and now they're dealing with a bad client....You do have a little blame here.
