I'm preparing to send my first wave of direct mail in the next couple days (planning to buy the list on Saturday [600/700 or so] and yellow letters on Sunday) and I've sort of been ignoring the idea of doing direct mail "in-house" because I don't fully know the details.

There are a couple hundred builds planned for this community but this would be one of the first few.

You would need to get at least a couple of stays under 7 days before year end. 

A couple options I see right of the bat is:1.

The property is being modernized with brand new floros, kitchens and bathroom, windows are being added.

Do not think you can just start an investment company with 15k (that is reserves only on one property).Work for the next couple of years while you all learn and use your skills to help build the foundation of a future company and leverage your relationship with the alumni to see some of his properties and learn.

My tenants had also been in the property for a couple of years and were under-market on rent (not $1200 but still under).
