I have already replaced her electric stove with a gas one basically because she didn’t like the way it cooked I put an oven thermometer inside it and it was calibrated perfectly but she said it wasn’t baking properly.

You don't want it smelling like fish or whatever else other people cook. 

There is the Raiders practice facility, Costco, new shopping centers,etc.. and extension of Las Vegas Blvd going up nearby.. 

It has manufacturing facilities in two different states and it has contracts with big companies such as Menards, Lowes and Home Depot.

My key take away here, as mentioned by @Julie McCoy, @Ethan Cooke, @William Leahy is that bringing up the "review" word in the communication in the right way is not bad.

We’re packing up most of our clothing and valuables, but leaving the place furnished along with kitchen/cooking equipment. 

Her edge for me to consider her over others is that she can offer higher and stable rent, but I need to verify if her higher rent is including utilities ASAP; she asked me to increase my asking rent to what she’s allowed from section 8 if I can provide her a cooking stove, and to install central air which I’m considering anyway.And what should I tell my other turned down qualifying applicant without any discriminating element that I might not be aware of if they ask for the specific reason after I’d told them that I’d already chosen a financially better qualifying tenant over them?
