They have made it clear to me that they refer to me because they are comfortable/confident that I will take good care of the client which reflects better back on them, keeping their reputation strong and earning them real estate referrals from the client if they end up happy with the whole experience (which is much more valuable to them than a few hundred bucks from me). 

I have a business proposal to send to investors which says in it I'm open to starting as small or big as they're comfortable with and list a couple different financing suggestions and equity splits.  

There are those that do it, & feel quite comfortable.

You will get comfortable talking to fellow investors and eventually meet a few that you can do business with.I have been investing and networking for quite awhile. 

It's not really true loyalty program it's actually more a way to verify their underwriting and get more and more comfortable with you as a client/customer.
