@Marc Winter Isn't inflation a complex interplay between money supply, demand for products and services, lending rate, politics/military conflict, oil prices, consumer confidence in the future to name a few?

Doesn't directly affect us in NC, but the oil patch states are poised for mass layoffs.

In NJ, right outside ManhattanPut an offer in December to purchase a condo with an initial close date of 2/4.Seller pushed back to close on 3/12 and after some deliberation we agreed since our lease was expiring on 3/16.Oil tank was found in the condo and confirmation letter sent on 1/22 to buyer.Oil tank still not removed and now further delays due to Coronavirus.My lease have run out, staying in a hotel with a 8 month old and wife with all stuff in storage locker.

There a a bunch of other good submarkets that I didn't mention.Lot's of uncertainty at the moment with the oil price wars, COVID-19, and new recession which can lead to opportunity. 

Because on burnouts the oil from the ac gets contaminated and you cant get it out of the system.

The contagion impact of this lockdown plus oil shocks is TBD.

So I live in the Permian Basin, and we are getting hut hard by the drop in oil prices.

Many of my investors are in the oil business and this would resonate well with them.
