Are you doing the suburbs or the city?

Hello everyone, I am located in New York City (Bronx), and I am currently tackling a renovation for a triplex rental I plan to keep.

The issue is legally be allowed to raise rents and getting around what the city believes is fair market rents.

In other areas of the city, there hasn't been as quick of a sell off when abatements expire.

There was an offset, but it was just past the service box for the home (city responsibility) as we saw it.

You mostly hear about Self Storage and the 1 to 3 mile radius.We are on the East side of a 1mm metro city area.

The property is off a "main road" that goes through town and it is not a city owned street. 

Now a giant city 250,000 people and home to Cowboys, Stars, FC Dallas, minor league baseball, lots of companies, new Universal Studios theme park and something like 10 high schools now...big high schools. 

If you start in an affordable Sunbelt city like Birmingham or Montgomery, for example, you can acquire a turnkey rental in a B or C neighborhood for around $120,000.

First, I check if the city is a city I am interested in investing in.
