Hi all,I was wondering if anyone in NC has dealt with a tenant crypto mining at their rental property which caused significant increases in utility bills (for furnished rentals with utilities included).

Rid yourself of this nonsense, you're going to cause friction in your family which will cost you way more than a property manager. 

However, we can see that the increase in listing inventory may have caused prices to soften as the summer progressed.

My duplex had an additional unit built in the basement and discovered by city inspectors when a neighboring squabble caused buildings department to check houses on the block and my house had 3 mailboxes out front.

Adhering to the listing agreement solely, the way most are written, without the neighbor excluded in writing….the agreement will say agent B is owed a commission,…period.But from a practical point of view, with past and future business with developer, the agent will/should likely say…”okay, no harm no foul” since the neighbor has been in contact with the seller for years.

In my mind, a multi-member LLC where my wife and I are 50/50 partners make sense, but I don't know if that will cause problems at tax time with counting losses from the LLC against my active income.

One thing is upper darby Varys block by block so definitely scope out where your buying cause some parts are worse then others.

Delayed Financing would cause a whole series of issues (see the 2nd section of the original post) and those restrictions are the whole reason why we do this method. 

That happens to be true, but the real problem is that it introduces artificial inefficiencies in the market that end up severely harming the people that it's allegedly supposed to help.

They are licensed, they are your fiduciary I hope you made them fix what they caused.
