Agents are getting lazy and casting wide nets, expecting buyers to find their own properties so the agent can do the paperwork and close the deal.You should fire her and look around for an agent that does take an active role.

Sewer pipe (especially cast iron) scope and not finding out about the neighbors assuming small multi and SF, you can call the cops and ask about trouble spots etc. and on the financial side not realizing taxes will go up with purchase, often significantly

Needs to be gutted, needs new roof, new hvac, new windows, new drywall, fix water damage throughout, rebuild an addition, add a garage, add a 2nd bathroom, new flooring, new kitchen, new appliances, paint, landscaping, redo driveway, redo layout (used to be a triplex but is now sfh), remediate sinkhole, replace asbestos shingles with siding, upgrade electric from fuse box, replace cast iron pipes throughout, put in a pool.
